The terrace is zoned 3c (city centre) and can be used for a range of commercial activities, including for a small-scale service industry, or as a residence.

Listing agent Rick Gittins, of Raine and Horne Newcastle Commercial, said the return to an investor on the sale price of $775,000 would be 7.4 per cent.

The tenant is on a three-year lease at $57,575 per annum, with a three-year option.
